Affittare appartamento 3 ½ locali a Zürich

I’m offering a modern and bright 3.5-room apartment (approx 70 m², excluding balcony and cellar) in Zurich District 3 (8003). At the moment, two of us (flatmates) are living in the apartment and we have arranged it to have two separate bedrooms. However, the layout is very flexible and it can easily be rearranged to create a more classic living room setup if preferred.

The apartment is located on the second floor with elevator access. It features one larger and very bright room and a second slightly smaller room, which includes a built-in wardrobe with horizontal shelves. There is a spacious bathroom and an open-plan kitchen area with direct access to a private balcony.

The kitchen is fully equipped, including a dishwasher, and the apartment has its own private washing machine and dryer inside the unit. It also has a private cellar.

The location is very well connected and strategic, close to tram lines 3 and 14 and bus 72, and about 10 minutes on foot from Zürich Wiedikon station.

The rent is CHF 2,970 + CHF 200 additional costs (HK/BK Akonto).

I’m looking to exchange for a smaller apartment, ideally 1.5–2 rooms, preferably within around 10 minutes by bike or public transport to Zürich HB. For the right apartment, I’m flexible on the rent, generally aiming for around CHF 1,800 but open to going up to a maximum of CHF 2,000 if it’s a great fit. The moving date is flexible, ideally from mid-May or early June onwards. I’m happy to share more details and pictures if this could be a good match.

P.S. Just to clarify regarding timing: both my flatmate and I are planning to leave the apartment. My flatmate is flexible and can move out at any time, so the timing mainly depends on when I find the right place.

P.S. In the floor plan image, there appears to be a second separate bathroom next to the main one, but in reality that space is part of the large room and there is only one bathroom in the apartment.
